Market, list, advertise, and update vacancies as needed.

Secure vetted, qualified tenants.

Prepare financials for owner(s), bookkeepers and accountants.

Track and coordinate with vendors and contractors.

Vacancy Fill Services:

Show properties and communicate with prospective renters. 

Screen applicants and collect necessary documentation.

Provide owners with vetted applicant reports.

Draft lease and/or addendum on behalf of owners.

Guarantee: If a tenant vacates within 6 months, a new renter will be placed at no additional cost.

Oversee all aspects of renovation from start to finish.

Present renovation plans, budget, and materials for approval.

Secure estimates from certified, qualified, licensed contractors.

Submit all estimates, bills, and invoices in a timely manner.

Weekly on-site visits, and if an emergency arises.

Adhere to deadlines and budgets.

Communicate via text, calls, and email to owner(s), manager, and contractors.

After hours or emergency visits to the property.

Communications on weekends or after normal business hours require an additional one-time fee for the duration of the project.

After-hours availability is subject to East Coast time zones.

Communications: in person, text, phone calls, emails, Zoom/FaceTime.

Quoted prices are for labor costs only. Fees do not include materials, furnishings, decor, or purchased or custom-made artwork.

All contractor costs are paid for directly by the client and are subject to the contractor’s requirements for advances and material costs.

Custom artwork, decor, and refurbished, refinishing furniture quoted per piece. Typical range is $175-$300/hour, includes material costs and installation.
